All of us have a dream home where we can rest, recreate and make memories. We all have that aspiration to dwell in our own house that is not only comfortable but also well designed and built. It would surely be fulfilling to live in a home like that.

As rewarding as it can be, building your home from scratch is complicated, challenging, and takes a lot of financial resources, coordination, and professional assistance. That’s why it’s important to know what to expect, to prepare, and to keep things moving as smoothly as possible.

Here is a simple guide for your dream home-building process.

Step by Step Guide for Dream Home Building

1. Know your budget

Dream home building means you have to spend a considerable amount of money. Get your pre-developed financial strategy to identify the amount of money you can spend comfortably and if you will need new construction loans.

House budgetting

It is crucial to establish a budget to make sure you do not overspend and exceed. It is important to remember that budgeting in building a house entails your home’s location, cost, home type, space and size, materials, floors,  septic system, licenses, and the building team. This further helps you identify areas where your cost can splurge and where you have to be cost stringent.

Plan with caution but also allow yourself to be creative for your dream home. Consider also consulting some professionals, like civil engineers or architects, to help you get an understanding of costs.

2. Find your building site

You will not be able to build your dream home if you do not have a lot to build it on. You need to make a list of your wants and needs for the new home construction or existing home and where you want to live. It may be a simple, entire house bungalow near the beach or a mansion with lots of space for entertaining guests in a hilly-type location.

Land to build for Sale

Once you know what you’re looking for, it’s time to start looking for that home site. Be sure to know each property’s history, such as development history, sold in the past, and comparable lots to help you formulate your offer.

If you can’t afford the land costs or don’t want to deal with the headache of getting permits, you can buy a condo in Tagaytay or house and lot properties in Brittany for easy title assurance.

You can also check the location of the house and lot properties for sale, condominium for sale, condo in Tagaytay, the most beautiful houses in the Philippines, house and lot near Nuvali, house and lot in Daang Hari, Santa Rosa Laguna, and Alabang Philippines developed by Brittany property.

3. Planning and Design

This next step is arguably one of the most fun aspects of your dream home or existing home-building journey in the most beautiful houses in the Philippines. You need to have your house plans, such as the number of bedrooms, bathrooms, plumbing fixtures, walls, and styles.

There are many styles to choose from, including traditional, minimalist, and modern house and lot properties for sale in Alabang, Philippines. You can also go through neighborhoods and scroll on the internet to find inspiration.

Intensive planning

Once you’ve picked your style, look for architects or builders to develop the home’s exterior walls and interior floor plans for condominiums for sale and condo in Tagaytay. In choosing a designer, look into their portfolio and credentials. This will help you check if that person can work well for your dream home design.

Architects can give you floor plan options and turn them into blueprints that the builder will use to build your dream home in a house and lot near Nuvali, Santa Rosa Laguna, house and lot in Daang Hari and Alabang Philippines. They also give ideas on how you can save money while still producing a quality dream home.

Plan and reality of house

Next, try to come up with a construction timeline for your home. This is crucial in home-building or any project because this will help everyone to be on track.

Your timeline will set the pace for a range of important milestones that need to be reached and completed, such as moving out of your current home, moving into your new home, and when your interior designer can begin furnishing your property, and so on. Your builder and architect can brief you on the specifics of the timeline. Generally, a typical house construction takes between 6 to 9 months.

There are factors that can change the building timeline for your home. These include the budget, location, the processing of permits, home size, the team who will build your home, the availability of manpower, and a lot more.

4. Assemble your dream (home) team

Once you know that your dream home is possible to be built because financially you are ready, why not get everything started to assemble a team that will work your dream out? Remember that dream homes exist because of choosing the right team to do it.

It’s recommended to look for a general contractor/builder that will do the job. The reason behind this is that construction and design processes work alongside. As a general rule, you spend more overall if you hire an architect yourself than if you work on the contractor’s designer.

Meeting the dream team

A licensed general contractor can help from the remodeling and planning to the construction stage and site works, and save money, allowing you to enjoy your life. Whether you prefer a modern home or a countryside minimalist, a builder can make your dream house come true.

Seek pricing estimates from all your top candidates to check if they fit into your budget. Building your dream home can be a productive and complicated process. You must have good communication with your contractor so you can monitor the construction process.

Builders of house and lot properties for sale, house and lot near Nuvali, house and lot in Daang Hari, condominium for sale, and most beautiful houses in the Philippines of Brittany are professional and well trusted.

5. Obtain Permits and contracts

Whether you are constructing a new house or remodeling your existing house, it is vital to get permits from the local authorities, as building construction is a highly regulated process. All construction sites need to adhere to local zoning laws and can only proceed under the proper permits.

Working with the right professionals can lighten up the process by a few weeks. Contractors will know what kind of permits are necessary to start the building process and ensure construction follows all laws and regulations.

Plans for permit processing

You can also meet with the local authorities and know the process to get your permits from them. Also, make sure that your contract with the building contractor is also processed. A contract is a legally binding document that provides safety for both parties. You need to have an ironclad contract outlining the project’s building schedule, payment schedule, and all other details.

Once all the permits, licenses, and contracts have been granted, you can now commence with building your dream home.

6. Construction

After completing all the things above, you are ready to build your own dream home. Construction is a large part of the step as it fills half of the process. By this time, you have your contractor who would supervise all the work but be sure to check on the work progress now and then.

Be involved in the construction itself, as you are the one who cares the most about your dream home. Be sure to supervise everything, even spending, and monitoring of the plans to be sure as well that it is being done according to the agreement. This way, you can hold your contractor accountable.

Engineer checking the plans

When the exterior of your house is done, the interior design is next. At this point, most people decide the aesthetic and energy efficiency materials you need in your home. You can take inspiration from the neighborhood or Pinterest and create the house of your dreams. And if your budget allows, get an interior designer who can do the work well for you.

Some of the milestones you should take note of in the construction of your dream home are concrete pouring in the foundation wall and footings, especially the strength of poured concrete, installation of framing for exterior and interior walls, including house wrap and walls foam board, installation of lighting fixtures, ceiling lights and pendant lights, installation of exterior and interior doors, finish flooring whether it is ceramic tile or wood flooring, and installation of plumbing fixtures and plumbing rough-ins.

7. Move Into Your Dream Home

Once construction is done, you have your final walk-through and final inspection of your home before you move in. This is when you want a keen eye for detail of installed walls, installed doors, installed electrical, and installed fixtures. Note that every item needs to be resolved, from paint touch-ups to door adjustments and if the building plans are executed well.

Do not forget to work on the occupancy permit for your new home. Move-in, add in some decorations and enjoy your stay.

Build Your Dream Home in Brittany

Building your dream home is not easy. Not only is it costly, but it can also take nearly almost a year. You can’t sit back and relax after you’ve hired your construction team, as the owners who build their own homes are successful when they stay involved in the project and make sure everything is on plan and quality.

Indeed, a home is something magical for all of us. For those who are fond of being in the world of fantasy, they tend to buy more than one house. Why not?  Besides the mystical feeling, there are many perks of owning multiple properties.

Since we started talking about magic and all, let us start with the reasons that feel close to your heart.

1. Be Embraced by the Warmth of Your Loved Ones.

Painting of a community working together

Filipinos are known for being family-oriented.

As time goes by, the young ones start to leave their nest, and soon, start a family. In time, they would have to live far from their parents; perhaps it is because of their work, or other things.

Because of the close family knit, ofcourse it is not surprising that most of us would want to have a home near our parents. Not only to our parents, but to our other family members as well.

For an instance, Azula is very close to her aunt, who she calls Mama Dra., in Zambales. She would always stay there during her vacation when she was a student.

After a few years, Azula has already become a lawyer who stays in Manila for her work. She decided to buy a house in Zambales in order to be close to her aunt.

During her free time, she would go to her home in Zambales to bond not only with her aunt, but with her uncle, Papa Doc, and baby cousin as well.

The pandemic has also reminded us of the significance of staying close to the people we love.

Moreover, Azula can generate cash flow from her property. If the second property of hers is a multi family home, she can rent a room. While another room can be self occupied by herself.

Home prices are getting high, and some would prefer to rent.

One  of the  considerations you should take note of when picking a second house to buy is if it is close to the people who you cherish, the ones you deem very important to you.

This allows you to see your loved ones more easily, just like how Azula purchased a house in Zambales for her aunt.

Furthermore, it also gives you a private and dedicated space you can enjoy. Having your own house as well gives you the freedom you want, you may invite other people, such as your friends.

Want to have a party? No worries!

If Azula’s aunt decides to have a reunion party, and some of the family members want to sleep over but there is no more space in her aunt’s house, they may sleep in Azula’s house.

All in all, the relationship of one’s family will be strengthened when the houses are near each other.

2. Enjoy a Relaxing Vacation in your own Home.

Photo of a relaxing beach scenery

A splendid morning view of a beach in San Antonio, Zambales.

Who would not want a relaxing vacation, right?

Most people would book hotels for their vacations; but the thing with accommodation establishments is that there are a lot of things that you have to consider.

One of these things is the price, the price is not fixed. There would be a time that the hotel would raise its prices.

Another thing you have to consider is the additional payments, such as the extra charge per person.

One of the children forgot their blanket? Additional payment.

Want to bring food from outside the hotel? Corkage fee.

There would also be times that there will be a mix-up in their system that often leads to overbooking, and they would have to cancel your booking stay.

Unlike if you have your own vacation home, all of these worries will go away– just like magic, don’t you say?

Plus, you are more free to move in your own vacation house than a hotel, which has numerous restrictions.

3. Turn it into an AirBnb or Vista Leasing for Profit.

Ultimately, if you and your family are fond of going to your vacation home to unwind, there is a huge possibility that paying visitors would as well.

Make sure that the vacation house you purchased is visually appealing and one of a kind.

If you think it is just simple, then do not worry because you can always decorate and improve the house.

Here’s a tip: make it pet-friendly and for sure fur parents would be really happy! You may use plants as decorations as well in order to make the plantitas happy as well.

Don’t forget the security deposit in the down payment as well! Keep in mind that there are customers who flake, especially if no down payments were given.

For sure, the rental income will help you in the monthly mortgage payment, if you have any mortgage loan.

4. As time goes by, the value of Real Estate increases.

When you spend money on automobiles or devices, their value usually begins to diminish the moment you buy them.

For example, if you bought a Toyota Avanza 1.3 J MT, you could never sell it to someone else for the same price you bought it.

In the case of real estate, however, this does not apply.

Actually, it is the other way around. The value of real estate rises over the years.

Did you know that the real estate properties in the Philippines benefit from a gain in value, particularly in urban areas with a growing population?

As long as your property is in the right location, expect the value of your investment to rise in the coming years.

5.Planning for your retirement

Retirement may be a few years (or decades) away, but purchasing house properties, including vacation houses, now opens up new possibilities for you.

Do you wish to spend your golden years at the beach, in the mountains, or by the river?

Is it your desire to invite your children and grandchildren for holidays as well as other special visits in a cottage?

As you approach retirement, the money you need to pay on your vacation home mortgage will decrease or be paid off entirely.

Meanwhile, with the correct property management company in charge, and the right mortgage lenders, your second house will be carefully cared for until the time comes for you to retire there.

One of the best houses for your retirement is Vista Alabang.

In the Vista mall, you may visit One Spa or Derma Gold in order to relax. There are also restaurants, and shopping centers just for you to enjoy.

Indeed Vista Alabang is where you will find your perfect house.

Brittany Corporation understands the importance of a family’s protection, that’s why it makes sure that Vista Alabang is a safe place to live in.

Here are some of the safety measures Alabang Vista takes to make sure the community is safe:

Photo illustration of a couple with the city on the background

1.)Continuous roaming security

Security patrols the Portofino Alabang at all hours of the day and night to ensure that the entire community feels safe.

In this manner, security personnel can detect potential threats and devise countermeasures.

With security officers on duty 24 hours a day, it will also be easy for individuals to contact for assistance.

2.)Tight security in the gates

The Cambridge Dictionary defines a security guard as “someone whose job involves preventing people going into places without permission, transporting large amounts of money, or protecting goods from being stolen.”

All around the Philippines, such as Evia Lifestyle Center, have security guards that protect their establishments.

It is only natural for the luxurious Alabang Vista to have security guards all around the community.

There are at least 2 security guards per gate in the community. In this way, if there is a bad person, it would be hard for him or her to enter or leave the area.

3.)Premium Underground Utilities

Vista Alabang boasts exceptional services such as underground cable, power, and communication facilities.

Because of these underground wires, there is a lower vulnerability to damage.

There are several aspects to consider when employing aerial wires, such as nature. Rain might do significant damage, and other critters could chew the wires.

Because the cables in Vista Alabang are underground, they operate regardless of what the weather is or any other unanticipated events.

Keep in mind that fires can come from the wire cables too.

These underground wires are also less harmful than aerial electricity lines. They do not provide as many threats because they are not freely reachable.

Furthermore, the aerial cables is a form of visual pollution, which limit one’s ability to appreciate a view or perspective. It is the obvious decay and deterioration of the natural and man-made environments that surround people.

4.)Perimeter Fence and Buffer Trees for boundary lots

Vista Alabang has a perimeter fence and buffer trees as their boundary lots in the Vista land.

A perimeter is an artificial line that runs around the outside of a polygon.

In the case of real estate, it denotes the  boundaries of a property.

Moreover, a  perimeter fence is any type of delineation that encloses the property’s boundary in a certain way. Keep in mind that there are various types of perimeter fences.

They can be utilized for safety, security, or privacy. Some people use a perimeter fence as well as a landscaping element.

According to the Chesapeake Bay Program, buffer plantings has numerous benefits, both for the environment and the economy.

The buffer trees are also a great way to involve your community in stewardship efforts.

5.)Round the clock water supply

In talking about the safety of a family, water safety is important as well. It is a must to make sure that there is always water, and that water is safe for everyone in the family.

For the water supply, Vista Alabang has a deep well and water reservoir.

According to Corrosionpedia, a deep well is a sunken wellbore (borehole) extending more than 25 feet underground used to extract water, crude oil or other natural resources.

Deep wells require stronger pumps than the shallow wells.

The National Geographic Society defines a reservoir as an artificial lake where water is stored.

If you really want to assure yourself regarding the safety of your family in the Alabang Vista Community, feel free to conduct your own research. Here are some things that you can do:

Photo illustration of a guy checking a paper with his big pencil

1.)Find out if the children in Alabang Vista feel safe.

If you see that the children are roaming freely around the community, such as they are comfortably playing outside, it is a sign that Alabang Vista is safe.

Do you think that the parents of these kids would simply allow them on their own if it is not safe in the community?

Perhaps you may see children playing in the basketball court, taking a dip in the swimming pool, taking a stroll in the jogging path, or simply hanging around the pocket gardens.

If you see kids being carefree, it is a good indicator that the community is safe.

2.)Vibrant Business Community

When people shop, businesses thrive. It could be a good sign if you observe a range of shops in your neighborhood, such as bookstores, coffee shops, and restaurants.

People who are financially secure are more inclined to spend money on things other than needs and to indulge in going out on occasion.

It is worthwhile to take note of the kinds of businesses in your neighborhood as well as the individuals who visit them.

According to the Statista Research Department, as of February 2022, approximately 27,2 thousand crimes were reported in the Philippines.

Photo illustration of a man holding an umbrella while raining

About 7,000 of them were found in the National Capital Region. There are both “focus crimes” and “non-focus crimes.”

Indeed, it is important that our dream home assures our family’s protection. With this said, why not buy a house in Vista Alabang?

In Vista Alabang, you will not have to worry if your family and house is safe, because it is already the job of Brittany Corporation to keep you safe. You may rest easy, knowing that your house is safe.

Who said you have to go somewhere far away to enjoy a self-care samoment?

With all the visual stress that people experience on a daily basis, it is essential to take breaks every once in a while to take care of your mental health. But because of the changing times, people are restricted from doing certain activities outside or going to particular places.

This is why creating your own self-care sanctuary at home can benefit your life by providing easy access to a peaceful space without having to travel somewhere far away.

Create your own self-care sanctuary at home

Resting is an important part of life’s balance. It’s a practice that relieves mental or physical stress, sparks creativity, and refreshes the spirit of a person. Being able to enjoy “me time” can ultimately boost one’s quality of life.

Whether you live in Santa Rosa, Laguna or Alabang, there are plenty of creative ways to set up your home and make a self-care sanctuary. Here are a few ideas you might want to try.

1. Dedicate An Area For Relaxation

Separate your space for work and relaxation

It won’t hurt to take an essential pause

You can’t just spend the whole day working, that will take a toll on your health. What you have to do is to take appropriate breaks to relax. Josh Seiler of Final Move Fitness encourages people to put less pressure on themselves, especially during times like this.

Choose a cozy and quiet space at home

Finding a quiet area for relaxation will help you enjoy your “me time.” It can be your bed or a spare room in the house. Make it cozier by setting up the vibe with soft pillows, a blanket, and candles for natural light to create a peaceful self-care sanctuary.

If you’re still looking for a house to settle in, choose a home that can provide the perfect room for your relaxation time. Santa Rosa Laguna and Alabang, Philippines, both have house and lot properties for sale under Brittany Corporation that can give you the self-care sanctuary you need for relaxation.

If your body needs it, you can just sleep and chill, or you can also use that space for regular meditation sessions.

Cooking can be a therapeutic hobby. People often use it as a way to relieve their stress.

Creating delicious dishes and sharing them with others is the most effective, creative, and social approach to cooking. In today’s modern day and age, work takes up a great chunk of our daily lifestyle. Whether it be academics, family responsibilities, or the job itself, there are many factors that induce stress in one’s daily life.

In the midst of the everyday hustles and hectic schedules, one should always find time to treat oneself. It is undoubtedly important to sit back, relax, and enjoy leisure.

What defines leisure?

It is synonymous with relaxation, repose, decompression, and ease. Leisure is taking the time to have freedom from one’s work or duties. It is when you become free to feel unoccupied and indulge yourself in rest and recreational activities.

There are many ways to enjoy leisure, such as jumping into an outdoor swimming pool, joining a health club or gym group, visiting historic buildings and neoclassical buildings, hitting the pure gym, admiring the local culture and experiencing their cultural life, or enjoying a drink at a rooftop bar. There are no limitations to what defines a leisure destination, as long as you find yourself enjoying the moment free of stress.

Types of Leisure

There are many ways to categorize leisure, the most famous being the separation of leisure activities depending on the amount of energy expended on performing the activity: active and passive leisure.

Sport & Leisure | luxury leisure development

Active Leisure

Active leisure requires a considerable amount of energy, whether it be physical or mental, in order to be performed. These activities include most sports such as dancing and surfing, and also other recreational activities like going sightseeing, attending concerts or events, and hiking.

Passive Leisure

On the other hand, passive leisure requires little to no effort in order to be enjoyed. They are activities often done when one just needs to take a quick break from everything and needs a breather.

Passive leisure activities include, but are not limited to, watching a film in the comfort of one’s home, listening to music, reading a book, or even taking a nap.

Why is leisure so important? | Luxury Leisure Developments

Having leisure time is essential to keep one’s condition healthy. There are many scientific studies and research which have proven the numerous positive effects of having leisure time.

Especially when the entire world was hit by the pandemic, everyone was forced to adapt to the abrupt changes in our everyday lifestyles. These pandemic disruptions triggered a sudden increase in the population’s anxiety and depression, causing people to pay much more attention to mental well-being than ever.

Leisure has become an integral part of keeping a healthy mind and body. It has become a necessity for all humans.

Leisure Day luxury leisure development

What is luxury leisure?

While leisure is considered a necessity for all, there are certain recreational activities that not everyone can access, especially due to the high financial costs. These activities are what fall into what we call “luxury leisure.”

Luxury Leisure activities are most often enjoyed by those belonging to the upper class who have the privilege of spending their leisure in the most luxurious ways. Here are some of the top luxury leisure activities done:

1.) Travelling

Traveling is undoubtedly one of the most famous ways of spending leisure. Whether by yourself or with companions, traveling is a great way to discover many new things about the world and yourself.

Visiting famous sustainable leisure destination spots such as existing neoclassical buildings and other historically important buildings is a great way to inspire people and expand your knowledge. While traveling can be done by anyone, luxury leisure travel involves a lot of financial spending that goes into travel fees like staying in a luxury hotel and your transportation costs.

2.) Supercars

While a car is already considered a luxury for most people, people on the higher end of the financial spectrum still wish for something grander. Perhaps one of the more grandiose ways to showcase your wealth, supercars are quite common for the richest among the rich.

Similar to how taking your car out for a drive can be a pleasant leisure activity for some, the wealthy are also the same – except make it much more extravagant.

3.) Staying at a holiday home

There’s no place like home, but sometimes, you might want to wish for a change of setting. However, the comfort of staying in your area can bring you much more relaxation than having to stay at a public establishment or at someone else’s place.

And if you’re also looking for one, Brittany has got it covered for you. After two months in office, the Marcos administration ranks PPP projects among its top priorities for national economic reasons.

Philippine President prioritizes PPP projects

Arsenio Balisacan, the secretary of the National Economic and Development Authority (NEDA), previously stated that the administration of President Ferdinand “Bongbong” Marcos Jr. aimed to strengthen PPP, particularly for high-profile projects. Expressways are primarily among the priority projects for public private partnership (PPP) that the Department of Public Works and Highways (DPWH) recently announced.

What is Public Private Partnership (PPP Projects)?

A public-private partnership (PPP) is a method of funding public infrastructure projects or initiatives to overcome challenges of a local government unit or public authorities such as money, risks, ownership, and customers.

Transportation Infrastructure

The public partner is represented by government organizations on a local, state, and/or federal level. The private partner may be a privately held company, a publicly traded firm, or a group of businesses with specialized expertise. PPP is a general phrase that can be used to describe anything from a straightforward, short-term management contract — with or without criteria for private investment — to a long-term contract that encompasses funding, planning, building, operation, maintenance, and divestment.

PPP initiatives, sometimes referred to as P3 projects, are beneficial for major endeavors that demand the hiring of highly experienced personnel with its approval and a sizeable initial financial expenditure. They are also useful in nations where the government must legitimately own any public infrastructure, as the Philippines.

PPPs involved range of projects across various sectors, such as Transportation: highways, municipal roads, bridges, tunnels, airports, seaports, railway systems, and public transit. Energy and Force: Electricity producing facilities (including nuclear), electrical transmission lines, and natural gas pipelines. Wastewater and water: sewage systems, desalination plants, and water treatment facilities. Telecommunications: Broadband network rollouts and other telecommunications infrastructure expansions. Healthcare: Construction of hospitals, clinics, and other healthcare facilities. Education: Construction of educational institutions like schools, colleges, and universities. Social Support Systems: Prisons, courthouses, and other forms of social facility.

Calaca Batangas Diesel Power Barges

Three (3) brand-new 330 Diesel Engine Power Barges, including the onshore switchyard and any further work required to make the power barges fully operational, such as fuel receipt and storage facilities, mooring facilities, and other site development work, are included in the project.

The project was concluded in Region IV-A – CALABARZON, using Build Own Operate (BOO) and costs USD 78.00 million in total.

Improving Philpost’s Financial and Operational State Through ICT/E-Commerce Opportunities Project

Through its Implementing Agency, Philippine Postal Corporation and Private Proponent/Private Sector partners, ROA System Co. Ltd. (ROA), the Project entails the creation of applications, the provision of required hardware and software, and networking amongst PhilPost facilities. It will cover postal applications and business systems for PhilPost’s design, development, modification, enhancement, installation, rollout, operation, and turnover.

The infrastructure was implemented on a number of regions, to name some are Region VI – Western Visayas, Region VII – Central Visayas, Region VIII – Eastern Visayas, and Region IX – Zamboanga Peninsula. It will be built using a Build Lease and Transfer (BLT) PPP structure that will cost USD 64.0 Million.

10 Priority PPP Projects under the Republic of the Philippines

Projects to be given priority under public-private partnerships were recently revealed by the Department of Public Works and Highways (DPWH) (PPP). All in all there are 10, which are the following:

1. Phase 1 of the Central Luzon Link Expressway

A four-lane, 35.70-kilometer project called the Central Luzon Link Expressway (CLLEX) Phase I, Tarlac to Cabanatuan City expansion would connect Cabanatuan City with San Jose City. The Pan Philippine Highway (PPH), which runs between Tarlac Province and the municipalities of Talavera and Llanera in Nueva Ecija, will be relieved of traffic by the project, which would also provide a free-flowing alternate route. The construction of the CLLEX Phase 1 Toll Facilities is also a part of it.

Construction will cost Php 11.9830 billion, and ROW value would be Php 0.6282 billion.

2. Kennon Road maintenance, operation, and improvement

To reduce disasters like soil collapse, rock fall, route slip, landslides, and river erosion that frequently happen along the road’s slopes, efforts are being conducted to rehabilitate Kennon Road.

Photo of Lion's head in Baguio City

The famous Kennon Road

The upkeep of the crucial national thoroughfare known as Kennon Road falls under the purview of the Benguet First DEO, the La Union 2nd District Engineering Office, and the Baguio City DEO. A 12.495 km. asphalt road, and 21.196 kilometers. The entire roadway is covered in concrete pavement. There are six concrete bridges and 12 steel bridges on Kennon Road. For the majority of the 1968-built bridges, a ten-ton capacity is the standard.

Funds needed for the entire project: Php 550 million for ROW and Php 11.9 billion for civil construction.

3. Phase II of the North Luzon Expressway East

This 91.10-mile, 4-lane freeway is divided into four sections:

Bigte-San Miguel-Jct in segment 1, San Miguel-Jct in segment two, Gapan City-Jct in segment three, and Cabanatuan City-Jct in segment 4.

4. Bridge between Mindoro and Batangas (Floating Bridge)

Two or four lanes with an optional pedestrian/bicycle lane are envisaged for the 15 km mega bridge that will connect Batangas province to Mindoro Island. The bridge will span a water depth of between 10 and 300 meters for 8.5 kilometers from Mindoro Island to Verde Island and 6.5 kilometers from Verde Island to Batangas.

5. Eastern Seaboard-Pacific Expressway

An approximately 226.5-kilometer road that will start in Atimonan, Quezon, connect the town of Mauban with the Real Section of the Mauban-Tignoan Road, as well as the Famy-Real-Infanta-Dinahican Port Road in Infanta, Quezon, and then conclude in Dingalan, Aurora.

6. Interstate Highway Pangasinan-Nueva Ecija

a 180-kilometer expressway that will connect San Jose City, Nueva Ecija, with Bolinao, Pangasinan.

7. Expressway Dingalan-Capas-Botolan

The development of this 190-kilometer east-west toll road will make it simpler to travel from Botolan, Zambales to Dingalan, Aurora through Capas, Tarlac, and vice versa.

8. Trans-Cebu Highway

For Metro Cebu, more than 56.94 kilometers of high-grade arterial toll roads are planned to meet both the present and future traffic demands of the region. Additionally, by creating a direct connection between Naga City and Danao City through the mountain slopes of Cebu Province, this project hopes to drastically relieve traffic congestion in Metro Cebu’s metropolitan core and CBDs.

9. Highway Iloilo-Capiz-Aklan

This is an expressway linking the provinces of Aklan, Capiz, and Iloilo. According to the National Economic and Development Authority (NEDA), this elevated expressway will function similarly to the South Luzon Expressway (SLEX) and the North Luzon Expressway (NLEX).

10. Highways Naawan-Opol-Cagayan de Oro City-Villanueva

The 34-kilometer Villanueva-Cagayan de Oro-Opol Expressway and the 41.9-kilometer Opol-Naawan Expressway Project make up this substantial infrastructure project.

Conclusion

Compared to its neighboring countries, the Philippines is not one of the top destinations that come to mind when shopping for luxury goods. There was a time when luxury brands were hard to come by in the country. Fortunately, classic heritage labels and niche designers have started to pop up in the Philippines over the years. The easier access to these items led to a so-called “luxury boom” in this Southeast Asian country.

There are several market factors behind luxury boom in the Philippines

The Luxury Market and the Digital World

During the pandemic, the luxury goods industry took a major hit. At the height of the global health crisis, most industries embraced the strong call for innovation in their sales processes. However, being an industry founded on tradition, it became a battle between exclusivity and accessibility with these luxury companies. In the end, many were still able to adapt by sticking to tradition along with a sprinkle of modern strategies.

Luxury Boom in the Philippines

As a developing country, the Philippines may not be among the top destinations for luxury consumption. This can be attributed to Filipino consumer preferences which prioritize value for money and greater convenience rather than style and design—priorities that are not so much aligned with luxury shopping.

On the other hand, the Filipino people are among those who are most active digitally. Accenture released a report stating that by 2022, the number of digital consumers in the Philippines is projected to rise to a whopping 73 percent of its total population. This digital activity is mostly the reason why more and more Filipinos started to become informed and eventually took an interest in the luxury industry.

Philippines is among the top countries for digital consumption

Market Factors Leading to the Philippines’ Luxury Boom

Wondering how the luxury industry finally had its breakthrough in the Philippines? Here are several market factors behind the luxury market’s “boom” in the country.

Digital Marketing

Massive digitalization efforts started at least a decade. Some countries were able to adapt early, some were way behind. There was a clear direction back then, but industries were moving at their own pace. However, the COVID-19 pandemic happened. The entire world was “forced” to go digital at the fastest rate possible or risk disappearing from the great volume of individuals and businesses going online.

Since then, communication has shifted to digital. Everything done face-to-face, with the eased restrictions across the globe, should still have its digital counterpart. This is how the world works now. Gone are the days when tradition could be the only option. Building an online presence is key to most everyday interactions.

e-Commerce grew exponentially during the COVID-19 pandemic

Digital marketing has become even more popular these days with the help of popular social media platforms that are considered key for information dissemination all over the world. People, especially the younger ones, are reached using these media channels. These social media platforms are the best way to get the business known and going. It is the key to survival in this ultra-fast-paced world. By now, many luxury brands have already built their online presence in these online spaces to send their message to their target consumers.

Going digital is a proven way to reach people, or at least in the Philippines. This is why digital marketing is one of the market factors behind luxury boom in the country.

Shopping Mall Culture in the Philippines

Foreigners visiting the Philippines often observe the Filipinos’ fascination with shopping malls is huge. It is because shopping malls in the Philippines are not just places to buy necessities but a place for relaxation. It is the people’s weekly “outing” destination.

Shopping malls in the Philippines have everything: fancy restaurants, amazing shops, grocery stores, aesthetic cafes, movie houses, play areas for kids, random photo areas, and even celebrity shows. Some are even located near casinos, where there are more than half of Chinese consumers. This is why shopping malls are always packed, especially during the weekends. Many Filipinos prefer to walk around them rather than stay home all day on their rest days.

As an increasing number of Filipinos became fascinated with luxury purchases, many luxury brand boutiques started to open physical stores in the country inside high-end shopping malls to cater to wealthy consumers. Moving forward, it can only grow bigger for the luxury sector in the Philippines as the next generation starts to grow up with access to such items.

There are many luxury boutiques available in high-end shopping malls in the Philippines

Celebrity Influence

Like many countries, Filipinos watch and follow celebrities. The fandom culture is huge in the Philippines and goes a long way back. These days, it seems to have grown way bigger with the popularity of Korean artists all over the world. Concert venues in the Philippines that houses K-pop acts are always packed with Filipino audiences.

Unlike the Philippines, the luxury industry in South Korea is huge. Following celebrities from the said country introduce younger Filipinos to the luxury market and helps them to become more well-versed with classic label. Eventually, some of them become luxury consumers themselves. The influence of celebrities is undoubtedly a proven way to get brands’ names across for generations.

Social media played a huge role in making the fandom culture bigger in the Philippines

Availability of Entry-to-Luxury Segment

The world has changed tremendously in the course of two years. The recent crisis hit the reset button for some luxury businesses and started to redefine their brand identity.

These days, several luxury brands started to introduce an entry-level luxury market for those new to the industry. Without changing their brand entirely, entry-level luxury consumers still appreciate the authenticity of the goods and the brand’s services. And it works because, aside from the luxury goods, many consumers are concerned about the brand’s story. Luxury purchases, more than being a monetary investment, are emotional ones. Luxury consumers pay for the premium and exclusive experience from their transaction with a luxury brand (for example, a Louis Vuitton handbag). This helps consumers affirm their identity and gain more confidence.

Reaching Millennials and Generation Z

The majority of the consumer market these days is the millennials. They now make up the majority of the labor force. They are the ones who are making and spending the most money. Gen Z, on the other hand, is starting to enter the workforce. They are also the most active ones digitally. Soon enough, Gen Z will take up a significant population in both the workplace and the consumer market.

This is why it is important for businesses to reach these two segments. Building a strong connection with these two generations is instrumental for the future growth of their label and the luxury market.

Experience Luxury Living in Brittany Homes!

Luxury goods and services have a target market for a reason. This means they are not for everyone. Some people think that luxury purchases are reasonable, and some think it is conspicuous consumption. Whatever the consumer’s mindset on this is, luxury items have been thriving for centuries because there are undeniable advantages that come from purchasing them.

When it comes to real estate, purchasing a luxury home for those who have the means to do so is definitely better because of the special features and amenities that come with them. These do not usually go with other real estate properties intended for other income segments. Still, it will be a worthy investment if it allows homeowners to experience beauty, sophistication, convenience, and comfort inside their homes.

The World Health Organization defines mental health as a condition of one’s well-being where one can do things productively, cope with everyday happenings, and be a person who can contribute to the people around them (WHO, 2018). People often say, “Mental health is as important as physical health.” The need for mental health support has become stronger since the pandemic started. Mental health conditions arise, and better treatment is also needed. People were even saying that the next crisis would be a mental health crisis—anticipating the aftermath of the physical crisis brought on by the COVID-19 pandemic.

Mental Health Matters

Every October 10th, people celebrate World Mental Health Day. And this year, the theme would be “Make mental health and well-being for all a global priority.” This year’s theme will increase awareness and support for the global crisis happening in mental health.

How to Spend World Mental Health Day?

1. Take a day trip away from the City

Breath and Pause with Nature

Working hard to achieve the most beautiful houses in Tagaytay would not be so great if your mental health is at stake. Buying a house and lot near Nuvali maybe be one of the motivations for working hard. But taking a rest is essential.

Research has said that a trip away from a stressful environment or workplace could help your heart and mind. Anxiety and stress could be minimized if one would take the time to have a mental health day through a vacation. Spending world mental health day, even for a short period of time, away from the City will relax your mind from the stress in the workplace.

2. Get a massage

Stress can manifest in uglier ways once it is not taken care of. Anything mental is physical. So what can you do to take away the stress in life? A relaxing massage would do the work. Massage places will always be around the corner whether you’re in Alabang, Philippines, Santa Rosa Laguna, or other countries.

The bigger rewards would be acquiring the most beautiful houses in the Philippines, a condo in Tagaytay, or even a house and lot near Nuvali. But for now, a great massage could also be a reward.

World mental health day is for everyone. It is not only for the higher and middle classes who have a condo in Tagaytay. It is a primary care and a basic human right that everyone should mind to take care of one’s well-being. The stigma makes people think that mental health issues are only for those who can access mental health services.

3. Date with your friends or loved ones

Fun Day with Friends

The talk about whether one can access mental health services is one of the problems countries experience, especially in the Philippines. The continual celebration of world mental health day is a ladder towards the gradual acceptance of mental health and mental well-being of every human. You can do a variety of things to celebrate world mental health day. Fun dates with friends, special someone, or loved ones are those little acts that minimize stress and maximize mental health care. Malls in Alabang, Philippines, and Santa Rosa, Laguna’s resort, could be the place to have this date.

A strong support system makes the brain more susceptible to adapting to the changing environment. Research has shown that a quality and strong support system boosts mental health.

4. Go watch your favorite series or movies

One of the most convenient things to do during world mental health day is to stay at your house, cook your favorite food, and watch that series/movie you’ve wanted to watch. Or rewatch that comfort series/movies that always magically reduce your stress. Taking care of one’s mental health does not always need to be expensive. You can spend the mental health day by just staying at your house in Alabang, Philippines, while munching some popcorn.

To cater to the primary care people’s needs, research was conducted. One study notes that watching a rerun of your comfort series or movies can boost your energy levels and reduce stress.

After watching, you can also create your own fine dining experience at home. A luxury home like that one house and lot near Nuvali can be the perfect destination to have this great dinner. Ending your mental health day with food is great because it suffices the need for physical health after the mental health.

For this year, making mental health a global priority is the theme. And prioritizing one’s mental well-being every day through minimizing the risk of mental health conditions, self-care, and meditation will be the goal.

5. Go for a short staycation in Tagaytay

A relax body for a relax mind

A mental health day wouldn’t be a mental health day without nature. The Philippines has many places to offer, but considering the time of transportation, restaurants, parks, houses, and condos in Tagaytay would be the best pick. World mental health day is created to eliminate the stigma going around mental health, raise awareness, and just let people have the time to pause and care about mental health care. Anxiety, depressive disorders, and other mental health issues emerging from schools and workplaces could go out of hand. The happenings are taking a toll on one’s mental health. Not taking care of the mental aspects of life could put someone at greater risk. Thus, a short staycation with nature would surely help one’s well-being.

Tagaytay is known for its breathtaking scenery. That is also where you can find the most beautiful houses in the country, aside from the houses in Alabang, Philippines, and Santa Rosa, Laguna. Condo in Tagaytay is also a place to have your staycation. This moment with your greatest support system will let you forget the stress for a while. This staycation will allow you to talk and share the anxiety and trauma you’ve been experiencing. An excellent therapeutic way to spend the world mental health day.

6. Decluttering

The world mental health day does not necessarily mean that you are required to go out and do those extraneous activities to keep the body and mind alive. Staying at home in those houses in Alabang, Philippines, and Santa Rosa Laguna, where luxury houses have big spaces, will be a perfect place to declutter. Or the condo in Tagaytay, where you can experience a modern dream home near nature.

Decluttering will not only make your space more presentable but will also help your mind in a way that makes you feel in control. After all, a tidier space is a good venue for meditation and many self-care activities.

7. Meet a Therapist

Stigma on availing of mental health services in the Philippines is still ongoing. The stigma is real and prevalent that people even heard TV personalities calling depression “arte lang” and things that hinder people from going to treatment for their poor mental health. World Mental Health Day is for people to have mental health care. Thus, meeting a therapist should be included on the list.

Mental health conditions like depressive disorders have been so prevalent in different countries. Compared to the last few decades, talk about mental health now is more open and inclusive. There is still a stigma and discrimination, but there has been progress through the years.

During world mental health day, where everyone is encouraged to have a mental health day, meeting a therapist would be one of the most productive ways to spend it. After all, meeting a therapist does not necessarily mean you have trauma; you need a diagnosis and treatment. One of the primary care needs is to involve mental health professionals and services. Mental health is as important as physical health.

8. Do something you enjoy alone

Happiness and Peace on being alone

During normal days, people are surrounded by people from home, transportation, workplace, cafeteria, and restaurants. Humans ought to mingle with each other every day. But one mental health care activity to do during world mental health day is to have some “me time.” This alone time in the most beautiful houses in the Philippines, where nature is very close to home, helps you take care of your well-being.

Suggested Read: 6 Ways To Celebrate The Holidays When You’re Living Alone

There are varieties of activities to boost your mental health even when alone. Solitude is different from loneliness. Research suggests that doing activities alone boosts creativity. This is because people tend to neglect their ideas to adapt to what the majority believes. If your house is near Santa Rosa or you happen to buy a house and lot near Nuvali, there are go-to coffee shops around the corner you can enjoy alone. A cup of coffee for a mental health day would be great for your mental health care.

Protect Your Mental Health while Living in the Naturally Beautiful Homes of Brittany!

Mental health issues have been taking a toll on everyone’s well-being. Mental health professionals and mental health services are there to help and cater to everyone’s needs. The World Health Organization and the government continues to fight the stigma and discrimination going around. Little contribution counts; thus, taking care of one’s mental health will help. Nature helps minimize stress and the risk of mental health issues. And this is what Brittany properties offer. A luxury living but with a touch of nature. A home that makes you experience a luxurious life while enjoying what nature can offer.

The long journey to ultra-luxury living inarguably takes time and effort. First and foremost, home buyers and those with enough experience in the real estate industry know for a fact that there are undeniable challenges and high costs that come with the dream of a luxurious life, especially if you are more inclined to purchase property or a luxury house and lot in Metro Manila and its high-end areas.

Luxury Living

In an analysis of the country’s real estate market and investments by Global Property Guide in 2021, trends in recent years show that property buyers who chose bank loans for their payment options continued to face high transaction or taxation costs, corruption, fake land titles, and even poor building quality.

Aside from this, new standards pave the way for filtering better properties for sale in the market most suitable to your needs. Exploring different amenities and services offered by a community must also be prioritized in your decision-making. Investing in a high-quality, luxurious home is both a big move and an opportunity for your personal growth or family upgrade, making your initiative to do meticulous cross-checking and your attention to detail crucial.

All these ideas and considerations come into play when scouting the perfect home for your family. Purchasing a luxury house and lot or luxury apartments in Metro Manila’s high-end areas such as Makati and Ortigas presents a lot of risks and challenges in residence in the context of being unsure about exclusivity, quality, and value for money. Additionally, ultra-luxury living would be far out of hand should you stay somewhere crowded and cramped in a bustling city. High demands of properties in these locations may also ramp up the costs and surprise you as you move forward. On the other hand, a project located in a strategically planned area, such as near Alabang Philippines, thematically placed around nature, and having access to numerous establishments at your convenience hits the right spot.

Daang Hari can check all of that off your list. Take, for example, Portofino Heights, where its location is also neighboring establishments and infrastructure suited to everyone’s needs. There will always be earthquakes somewhere, but that doesn’t mean you shouldn’t be concerned about them. Over a hundred earthquakes of magnitude 2 or below occur every day, according to experts. But what about earthquakes with greater intensity?

The Ring of Fire, located in the Pacific Ocean, is extremely dangerous due to its high frequency of earthquakes and volcanic eruptions. Regarding the Ring of Fire’s various oceanic trenches, volcanic arc systems, and plate motions.

The Philippines, like any other nation, has a number of faultlines that make it particularly vulnerable to earthquakes. We’ll talk about the Philippines’ active fault lines in this section, along with how to determine whether your neighborhood is close to one.

What is a fault line?

A break in the crust that was created as the crust shifted is known as an earthquake fault. Seismologists have discovered that fault lines are where the deepest earthquakes occur. Seismic waves are produced when two fault sides pass one another, which causes the earthquake to occur.

Three tectonic plates encircle the nation: the Philippines Plate, the Eurasian Plate, and the Indo-Australian Plate. The Philippine fault zone was thus created as a result of the movement of these tectonic plates.

What are the Fault Systems?

When under stress (being forced apart or crushed) close to the Earth’s crust, rocks crack. A fracture or joint occurs when rocks split and there is no offset on either side of the break. Additionally, rocks can fracture due to thermal expansion and contraction, the consequences of fluids freezing, or when they are dragged or crushed together. A fault occurs when two rocks pass one other along a fracture surface. A “fault plane” is the term used to describe a fault surface, which is frequently almost flat.

Normal faults, reverse faults, strike-slip fault, and oblique slip faults are the four different categories of faulting. A normal fault is one in which the hanging wall or footwall of rocks above the fault plane moves downward in relation to the footwall of those rocks. When the footwall rises up relative to the hanging wall, this is known as a reversal fault. The movement is known as strike-slip motion when the rocks on each side of a nearly vertical fault shift horizontally. When movement is not exactly parallel to the fault plane, a specific type of fault called an oblique-slip fault develops. When strike-slip faults have either some normal or reverse movement or when strike-slip faults have both, oblique movement happens.

The Philippine Fault Zone

The Philippine Fault Zone (PFZ), a 1,200-kilometer (km) long geological feature that runs across the nation, may be one reason why the country frequently experience severe earthquakes. The fault zone travels across the following regions as it extends from northwest Luzon to southeast Mindanao: Ilocos Region, Nueva Ecija, Quezon Province, Masbate, Leyte, CARAGA Region, Davao Gulf, and Davao Oriental.

Notable faults in the Philippines

There are few notable faults in the Philippines that we should be aware of:

System of Marikina Valley Faults

The Marikina Valley Fault is the most dangerous and nearest fault in the metro. This is due to the fact that it passes through the most populated and dynamic parts of Manila. On top of that, the Marikina Valley Fault Line is the most seismically active fault in the Philippines, according to PHIVOLCS, the Philippine Institute of Volcanology and Seismology. Additionally, it’s probable that this fault moving will result in the eruption of Taal Volcano.

Fault in Guinayangan

The Guinayangan Fault, an active fault that runs across the middle of Quezon Province and is also a member of the PFZ, is a fault that is active, according to 2020 data from the Philippine Institute of Volcanology and Seismology (PHIVOLCS).

Western Philippine Fault Lines

The water level can also be a problem if you weren’t aware of it. In reality, the West Valley fault runs through the oceans of the Western Philippines rather than on land.

Philippine Fault Lines in the East

The Eastern Philippine Fault was found underground in a similar manner to how the Western Philippine Fault was. The Philippine Sea contains several active faults.

Masbate Fault

Masbate is thought to be a seismically active portion of the nation, which explains why there are so many earthquakes there. The Guinayangan Fault and the Masbate Fault are both parts of the PFZ. The Uson Fault and the Southern Masbate Fault are two additional potentially active faults in Masbate.

The shifting of the PFZ was what prompted the province to experience the magnitude 6.6 earthquake in August 2022. Aklan, Albay, Biliran, Capiz, Leyte, and Negros Occidental are nearby provinces that saw a negative influence.

Philippine Central Fault Zone

The archipelago’s fault creep, gradual slide events, and large earthquakes are all caused by the Central Philippine Fault Zone. This fault crosses multiple provinces and cities in various cities from the northern part of the archipelago down to the northern section of Davao because it is similar to the Marikina Valley Fault.

The Central Philippine Fault Lines are located in the following locations: Agusan del Norte, Agusan del Sur, Aurora, Davao del Norte, Eastern Leyte, Masbate, and Quezon, Southern Leyte as well as whole of Ilocos Norte.

The PHILVOCS Fault Finder

The Philippine Institute of Volcanology and Seismology (PHIVOLCS) is a national organization in the Philippines that offers data on volcano, earthquake, and tsunami activity as well as other specialized information and services, primarily for the protection of people and property.

PHIVOLCS tracks the activity of volcanoes, earthquakes, and tsunamis and gives alerts when appropriate. It is required to lessen the impact of disasters that could be caused by these types of geotectonic processes, including volcanic eruptions, earthquakes, tsunamis, and others.

Using the PHIVOLCS Fault Finder, an official government organization secure websites, you can easily determine whether your location is near a fault. It’s time to determine whether your area is at risk of earthquakes now that you are aware of the well-known active fault lines in the Philippines. You can use PHIVOLCS Fault Finder to find out if your area is close to a fault. This online tool was developed by the Philippine Institute of Volcanology and Seismology (PHIVOLCS) to assist users in determining how near they are to a fault. Actually, the goal of this effort is to help people get ready for upcoming natural disasters.

Conclusion

The current situation of the Philippine fault system must be understood. In fact, by using this information in the event of a fault shifting, you might help your government agency as well as yourself.

On the other hand, the general public may also receive assistance from the PHIVOLCS Fault Finder in determining whether or not they are situated close to a fault. Additionally, if people are unfamiliar with the active fault lines in the Philippines, this may help them locate them.

In particular when purchasing a home or piece of property, consumers might gain some insight into which areas are safe from damaging and frequent earthquakes through this.
