After checking the title, verify if the title is clean. You want to make sure that the title is not mortgaged: you can see it at the back of the title. You can always ask the staff from the said government agency to read it for you or consult a real estate lawyer. If you are presented with just a Tax Declaration as proof of ownership, you have to consult a lawyer if this will be a feasible investment.
As for lot only properties with a trusted developer, check for the availability of the Mother title. In residential communities that offer pre-selling properties, the houses or condominiums will have to be constructed over a period of time based on the contract. As such, the individual title will not be available.
4. Look into possible issues that can add more responsibilities and liability.
At this stage of the real estate buying process, you should beware of every risk when buying a lot only property. Land acquisition involves a huge amount of money, and you wouldn’t want to get invested so much into the process and then encounter more issues afterward.
● Make sure that the listing title should match the actual lot only property that is being sold. You may need the help of a surveyor to verify technical descriptions to ensure the accuracy of the property listing.
● Ask for a photocopy of the Tax Declaration. Some lot only properties may come with unpaid taxes and other penalties that are not included in the total contract price and can be a huge problem for you on the way to securing the title. The tax declaration should include receipts and other pertinent documents you need to confirm that all taxes are duly paid and there are no penalties.
● Check for right of way issues. This is a critical aspect as it can definitely increase the costs of owning the property. If the lot only property is bounded by a road or street, you may need to pay for the right of way.
● Deal with the rightful owner and/or the authorized real estate broker or agent. If you are not dealing with the rightful owner directly, make sure that the real estate broker or agent has a Special Power of Attorney (SPA). Make sure that the signatures are valid and authorized.
5. Be informed about the additional transaction costs.
The following are the transactional costs you will need to shell extra aside from the contract price when you buy a lot only property from an individual buyer:
● Transfer Tax: 0.5% of the actual sale price
● Capital Gains: 6% of the actual sale price
● Documentary Stamp: 1.5% of the actual sale price
● The registration fee for the new land title: 0.25% of the actual sale price
If you decide to purchase a lot only property from developers or corporations, they may have different percentages. You may ask this during your property search in order to compare transactional costs.
6. Make sure that you have a notarized copy of every legal documentation.
When you go through the real estate buying process, you will encounter a lot of legal documents. Make sure that every legal document, including the Deed of Sale, is notarized and that you have a digital and physical copy of it stashed somewhere. Keep in mind that these documents will identify and validate you as the legal buyer. The legal documents will also be helpful once you decide on using the land you just purchased as financial leverage for other investments.
Also, it is important that your agreements with your real estate agent and broker are in writing. While they are not necessarily recognized as legal documentation, they help supplement your ownership.
7. Settle the BIR Fees.
Once the Deed of Sale is signed, you need to settle fees with BIR or the Bureau of Internal Revenue within 30 days. You also need to furnish some documents, including:
● An original and photocopy of the Deed of Absolute Sale
● An original and photocopy of the Transfer Certificate of Title
● If applicable, a Tax Declaration for Land and Improvement
● Buyer and Seller’s Tax ID Numbers
Check first with the BIR before going to the local branch.
8. Process the transfer taxes and secure the documentation.
Your Capital Gains Tax and Documentary Stamp Tax, for example, will be calculated by a BIR representative. You also need to secure the BIR Form 1706 and BIR Form 2000. After you complete the forms, submit and file them at the Municipal or City Treasurer Office or the authorized agent bank.
7. Obtain the Certificate Authorizing Registration
After filing the Capital Gains Tax and Documentary Stamp Tax at the BIR, a claim slip will be issued, which is the Certificate Authorizing Registration. This document is important for you to be able to claim the following documents:
● Certificate Authorizing Registration (CAR)
● Original copy of BIR-stamped Absolute Deed of Sale
● Owner’s copy of Transfer of Certificate Title
● Original copy of Tax Clearance
● Original copies of official receipts for all payments made including transfer fee, tax clearance certificate, DST, CGT; and
● Original copy of latest Tax Declaration for land and improvement (as applicable)
8. Secure your new Tax Declaration copy.
A new title with your name as the new owner will be issued. Upon the official transfer of the land title, ownership of the Tax Declaration will follow.
This document is secured from the Municipal or Provincial Assessor Office. You need to present the following documents in order for the new Tax Declaration document to be released:
● Deed of Absolute Sale
● Certificate Authorizing Registration
● Transfer Certificate Title
● Transfer Tax Receipt
The old land title will be canceled by the Registry of Deeds once all payments are settled and documents have been signed.

The Philippines has had a decade-long housing market boom making it one of the hotspots for foreign property investors in Southeast Asia. Due to its favorable demographics, Metro Manila has always seen the most significant interest. However, due to the COVID-19 pandemic, the housing market worldwide was sent to its knees, and the Philippines was not an exception. In early 2020, the Philippines was ranked as the worst-performing housing market and experienced little to no price appreciation in the Global Property Guide’s 2020 Global House Price Survey.
But in 2021, the country’s housing market bounced back. According to a report released in March, the Bangko Sentral ng Pilipinas (BSP), the central bank of the country, said the Residential Real Estate Price Index (RREPI) increased by 0.8 percent from October to December of 2020, rebounding from the 0.4 percent contraction in the third quarter.

Good ole guacamole or guac for short! If there’s anything everyone knows when they hear avocado, it’s this heart-healthy and wholesome treat. Whether you’re chillaxing in your respective luxury homes or enjoying a small outdoor date with the fam, guacamole is a healthy dip for chips, salad ingredients, and toast spread.
People order guac a lot and pair it up with some chipotle peppers. Whether from a meal delivery service or personal consumption guac is a go-to of people from all over the world! This Mexican guac can be used as a dip for your chips or spread for your toast, but thankfully we don’t have to go all the way to Mexico to try it out!
For this recipe, use large avocados that weigh about 220 grams (8 ounces). If you’re using a smaller avocado for the recipe, adjust accordingly.
Ingredients
● Four large ripe avocados: peeled and seeded
● Chipotle Peppers (optional)
● 1 juiced lime
● 3 Tbsp. finely minced onion
● 1 thinly sliced serrano chili
● 1 finely minced clove garlic
● 2 Tbsp. finely chopped cilantro (optional)
● 1/8 tsp. salt
● 1/8 tsp. pepper
● 1 ¼ inch-diced medium tomato
Instructions
1. In a medium bowl, pour lime, chile, onion, garlic, and cilantro. 2. Mash together until the desired consistency is achieved (whether smooth or chunky). 3. Add salt and pepper to taste. 4. Add tomatoes and stir, be careful not to mash the tomato with the rest of the guacamole. 5. Serve and enjoy your homemade Mexico-style guac.

● 2 large avocados (halved and seeded)
● 4 large eggs
● salt
● black pepper

● other herbs, to taste

Instructions
1. Preheat oven to 220ºC (425°F). 2. Prepare a baking sheet by lightly coating it with non-stick spray. 3. Gently scoop out approximately 2 spoons of avocado from each halve, making a small crater in the middle of the avocado pieces. This is where the eggs will go, so be approximate how much space the egg will take. 4. Keep the avocado pieces in a stable position and crack 1 egg. Break contents into the avocado well. Keep the yolk intact as much as possible. 5. Season with salt and pepper to taste. 6. Repeat for the other eggs and avocados. 7. Bake in a preheated oven for about 18 minutes, or until the eggs have set and cooked to taste. 8. Serve immediately, garnished with chives, chipotle pepper, and other herbs to taste.

For this one, we’re going to go with lunch-ready food perfect for bringing over when you visit a friend in their luxury condominium or if you just want an avocado day all to yourself.
Buckwheat noodles are healthy, have anti-inflammatory properties, and are gluten-free. Served with other healthy, flavorful ingredients such as chicories, they’ll make a refreshing and filling lunch.
You can substitute buckwheat noodles for your noodle of choice. You can even use quinoa for the base, or if you’re craving for some good ole Filipino twist, steamed rice.
This recipe serves four servings containing 1 cup of greens, ½ avocado, and 30 grams (1 oz) of pasta.

Salad
● 2 cups chicories (450g total)
● Optional addition of 2 cups tatsoi, radicchio, and bok choy (450g total)
● 2 cups baby spinach (450g total)
● 4 ounces buckwheat noodles, cooked (113g)
● 5 very thinly sliced small radishes
● 1–2 thinly sliced avocados
● 1/4 cup hazelnuts toasted, skins removed and coarsely chopped (45g)
● 3/4 cup toasted nori, crumbled (84g)
Dressing
● 2 tbsp. lemon juice (could also be rice vinegar)
● 2 tbsp. toasted sesame oil
● 1/2 tbsp. maple syrup
● Black sesame seeds
● Salt
Instructions
1. Heat a heavy skillet over the stovetop on a medium setting. 2. As it is heating, distribute a drizzle of olive oil on the chicories. 3. Cook chicories on the hot skillet until it wilts. Toss once to cook evenly. 4. Remove the chicories from the skillet when properly cooked. Let cool. 5. Toss chicories with small spinach. Set aside. 6. Mix maple syrup, lemon juice, vinegar, and oil in a small bowl until thoroughly combined. Set aside. 7. Serve the buckwheat noodles on one large bowl or individual plates, along with the chicory and greens. 8. Drizzle the colorful, zesty dressing over the salad and toss until equally distributed. 9. Sprinkle the sliced avocados, radishes, hazelnuts, sesame seeds, nori, and salt. 10. Serve.

This Cavatappi dish stars our beloved power food – avocado, the perfect marriage of Pasta Day and Avocado Day. The creaminess of avocado combines well with the tanginess of feta. With a refreshing dash of pepper and lemon, they create an impressive yet straightforward dish that contains all the nutrients you need for the day. Without a doubt, it’s packed with all sorts of goodies, just like a luxury house and lot from Brittany.
This dish serves four, with one cup per serving.
Ingredients
● 12 ounces Cavatappi pasta (400g)
● 1 cup shelled edamame (155g)
● 2 large, ripe avocados
● 1/4 cup feta (37g)
● Juice of 1/2 lemon
● 1 tbsp. olive oil
● 2 cups gently torn baby spinach leaves (450g)
● Salt
● Pepper
● Crushed chipotle pepper
Directions
1. Cook the pasta in a large pot of boiling water according to product instructions. 2. While cooking, add several pinches of salt and several drops of olive oil. 3. Before the pasta is fully cooked, add edamame to the pot and blanch it with the residual heat. 4. Remove the pasta and edamame from the heat. 5. Drain and rinse with cool water. Set aside and let cool. 6. Add the beans and pasta into one bowl with a wide opening. 7. Add avocado flesh to the mix as quickly as you can, as well as spinach. 8. Toss well until all ingredients are evenly distributed. 9. Season with salt, pepper, and olive oil to taste. Toss again. 10. Serve into bowls. 11. Top with chipotle pepper to taste. 12. Serve.
